Building Plan - Self Approval : Rules & regulations
In Self Approval Plot area must be within 2500 sft and Built up area should be within 3500 sft .
Can be Ground floor or ground floor plus first floor not exceeding 7m height .
This suits for approved plots, fmb plots , regularisation plots and unapproved plots that area registered before 20 - 10 -2016 mentiooned as per GO 133 , 2024 dated from tamilnadu government.
Incase of plot comes under continuous building area then front setback must be 1.5m or 5ft . in case of economically weaker section area front setback must be minimum 1.0m
Side Setbacks must be as per Go 133 , 1m on one side must be provided for other areas where plot width is within 9m width if it exceed 9m width then 1m on either side or 2m on one side to be provided . where as it is "Nil" for continuous building area and economically weaker section area.
